Steady Buyer Demand Expected to Support Private Home Launches in Singapore in H2 2025

Singapore – The private property market in Singapore is expected to remain active in the second half of 2025, supported by steady buyer demand. Over 9,000 private residential units are projected to be launched in the coming months, with both large- and small-scale developments across key regions.
According to a Citi Research report published on May 15, 2025, a total of 35 upcoming private housing projects – including landed homes and executive condominiums – are expected to bring 9,339 new units to the market. From January to May alone, 10 project launches have already introduced 5,320 new condo units.
Breakdown of Upcoming Launches by Region:
Core Central Region (CCR): 19 projects offering 5,487 units
Rest of Central Region (RCR): 10 projects with 1,157 units
Outside Central Region (OCR): 6 projects with 2,695 units
Buyers Becoming More Selective Amid Economic Uncertainty
According to Lee Nai Jia, Head of Real Estate Intelligence at PropertyGuru, while buyer demand remains stable, the take-up rate will vary depending on project attributes. “Buyers are becoming more selective, prioritizing proximity to schools, MRT stations, and daily amenities,” he said.
Macroeconomic uncertainty, especially following tariff announcements by U.S. President Donald Trump, has made buyers more cautious. PropertyGuru platform data indicates that interest is shifting toward private homes priced around S$1.9 million and HDB resale flats priced near S$740,000.
Prices Reaching Resistance Levels
Lee highlighted that prices appear to have reached a resistance level, suggesting that a tug-of-war between buyer and seller expectations will play out in the coming months. “Transactions will likely continue but may slow down in Q2 and Q3, depending on external economic developments.”
Despite a strong pipeline in the CCR, Lee noted that projects lacking good connectivity or access to amenities may experience slower sales performance, even if the location is considered central.
